Wychwood home to be demolished and replaced with two modern houses

The semi-detached home located at 24 Juniper could be approved to be demolished during the next Comité sur les demandes de démolition (CDD) meeting on September 26. The home built in 1970 has no heritage value and is not on the 2008 built heritage list. The demolition is supported by the Service de l'urbanisme et du développement durable (SUDD). 

As the structure is semi-detached there are two residential homes in the single-story structure. Only one residence is currently occupied. According to the municipal evaluation the building is worth 158,200$ while the property is worth 201,600$. 

The owner of the property had an evaluation done of the home; the company that did the analysis estimated costs of restoration at 378,550$. The analysis also states that the building is old, they spotted cracks in the foundation, the basement is not adequately insulated, and the roof is in need of repair. 

The owner proposes to demolish and clear the land in order to subdivide the property into two lots. The proposed plan includes the construction of a modern two-story single-family dwelling on each of the subdivided lots. The proposed homes have a more modern design which does not match the other homes in the neighborhood. 

The public notice for the demolition request was published on September 9. Residents have 10 days from publication to oppose the demolition. After the initial 10 days, within 30 days of the CDD’s decision, any citizens of a legal entity on the Gatineau territory can request a review of the decision by the Municipal Council. This request costs 122.50$. 

Those who wish to address the CDD about the demolition request for 24 Juniper must present themselves at the meeting on September 26, at 4:30pm in Salle Mont-Blue on the first floor of the Maison du Citoyen at 25 rue Laurier.
