Little old house on Vanier Road to become home to five families

The single-family home located at 17 Vanier Road in the Deschênes district has been submitted to the Demolition application committee (CDD), along with two other homes in Aylmer. According to Gatineau, the home, originally built in 1948, does not have any heritage value and was not listed in the built heritage inventory (2008). The building is valued at $97,700.
The project analysis for the demolition states that the home no longer complies with current standards regarding insulation, electrical and waterproofing. The property owner's insurance estimated the cost of restoration of the building at $125,000. However, no urgent work is required to make it safe, and it is currently occupied by renters.
Gatineau’s Service de l'urbanisme et du développement durable (SUDD) is in favour of the demolition.
The property owner plans to construct a three-storey, five-unit detached residential building on the land after the demolition. Each unit would have two bedrooms and separate entrances. This preliminary land reuse plan must be approved by the municipal council, as it does not comply with some zoning bylaws regarding the minimum number of parking spaces, distance between parking space and lot lines, the distance parking spaces and a street line as well as the maximum door sill height.
The CDD is set to meet and make a decision regarding the demolition application on August 29 at 4:30 pm in the Mont Bleu Hall on the first floor of the Maison du Citoyen, located at 25 Laurier Street in Gatineau. Any individual who wishes to address the CDD about the demolition should attend the meeting in person. The last day to oppose the demolition request was August 22, which was ten days after the public notice was published.
Any person or corporation in Gatineau may choose to request a review of the CDD’s decision within 30 days of the official decision. There is a fee of $122.50 that must be paid by the appellant. By appealing the decision, the demolition will be suspended until the council reviews the appeal and makes a decision.
