Capital Square, in collaboration with Groupe Armid and Fonds immobilier de solidarité FTQ, is excited to announce the launch of their upcoming residential rental project, LATTI, set to grace Aylmer's landscape. This project is a significant step towards addressing the housing needs of the region. Slated for delivery in the winter of 2025, LATTI will redefine urban living in Aylmer.
Located on Rue Seto, near the intersection of Boulevard du Plateau and Chemin Vanier, in the Plateau district, LATTI will stand as a 12-floor testament to modern urban living. It boasts a total of 268 apartments and a range of rooftop common areas, including a coveted rooftop pool offering panoramic views of the picturesque surroundings.
"Just a stone’s throw from Forêt Boucher, the largest wooded area in western Gatineau, LATTI will promote well-being and community spirit. Not only are everyday necessities within walking distance, but the neighborhood also boasts a network of bike paths. The building will, therefore, have 74 bike racks and possibly more, depending on demand. Bike sharing will also be offered to encourage active modes of transport," remarked the spokesperson from Capital Square.
Focusing on sustainability, LATTI will feature a heat pump system and a roof with a white section to reduce heat islands and air conditioning consumption, alongside a green section designed to retain rainwater, contributing to environmental responsibility.
LATTI's appeal transcends demographics, offering attractive living spaces to professionals, families, and retirees. Moreover, fifteen percent of the units will be accessible, reflecting the project's commitment to inclusivity.
Martin Lacharité, Partner at Capital Square, commented, "LATTI will offer the best of both worlds: an urban living environment close to services and public transit, as well as to one of the region’s most beautiful green spaces, Forêt Boucher. Tenants can look forward to a vibrant community life thanks to the many common spaces such as lounges, a party room, co-working space, and a gym, all of which are ideal for socializing and relaxing. With a rooftop that features an urban chalet, a pool that will make you feel like you are relaxing in the south of France, a gym, and a lounge, all with unbeatable views, LATTI is sure to become one of the most coveted rental properties in the area."
Rita Ghorayeb from Groupe Armid added, "In addition to partnering as an investor, we will use our property management expertise to offer services with exceptional added value for tenants. Our team will deliver unique tenant experiences, such as after-work networking mixers and cooking classes where a guest chef will delight both foodies and professionals looking to expand their network."
Martin Raymond, President and CEO of Fonds immobilier de solidarité FTQ, expressed, "We're delighted to be working with Capital Square and Groupe Armid on this new project in Gatineau. The sustainability elements used in LATTI’s construction, such as the energy efficiency system that reduces energy consumption, the green roof that reduces heat islands, and EV charging stations, are all in line with our mission to help build more sustainable buildings in order to reduce GHGs."
Édith Gaudet, Regional Vice-President of Fonds régionaux de solidarité FTQ – Outaouais, concluded, "We’re happy to be able to help ease the housing crunch in Outaouais through this project. Because of our active presence in the region and in all economic sectors, we can see the pressing need for housing. With its variety of units and strategic location, LATTI will make a positive contribution to the region."
